Final rules for the Hungarian Golden Visa (Guest Investor Residency Permit) 2023

The Hungarian Parliament on December 12, 2023, finally voted on the new immigration rules, including the brand new “Golden Visa” which is officially called as Guest Investor Residency Permit.
All the laws and requirements related to the Hungarian Guest Investor Residency Permit: investment amount, family reunification, and the rights of the investor resident in the EU.

As a first step investors need to obtain a Guest investor visa, which will allow them to travel and enter to Hungary to file the residency application within 180 days of issuance of the visa.
The following investments shall be deemed to be of national economic interest to grant a Guest Investor Residency Permit:
- the acquisition of shares of at least EUR 250,000 in a real estate investment fund properly registered by the National Bank of Hungary
- the acquisition of a property of at least EUR 500,000 in residential real estate located in the geographical territory of Hungary, free of legal title, encumbrances and claims or
- granting a financial donation of at least EUR 1,000,000 to a higher education institution maintained by a public trust in the public interest to support educational, scientific research or artistic activities.
The residency permit will be valid for 10 years, and it can be renewed for another 10 years, which currently is the best residency offer in Europe.
Hungarian Guest Investor Family Reunification
Applications can include the spouse and under-18 children of the couple (even coming from previous marriages).
The Government of Hungary will later publish detailed rules and regulations about the necessary procedures.
Although the new immigration law has been published, the first applications can be filed only on July 1, 2024. However, the application can be prepared in advance.
